When I was brought into this project, the design for the remodel of this three story shotgun building was in its final stages. It was to feature a commercial first floor and two residential units on the floors above. The owner/developer was not convinced if the direction of of his previous team provided the best balance point between the use of space and resource utilization. The package illustrates the level of detail and data analytics easily achieved through Building Information Modeling tools. Three different alternatives explored a compact, mid-range, and a generous response to the program and the building conditions. Quick studies through plans, sections, granular room/space and aggregate areas, and quick 3D studies helped evaluate the alternative solutions and refine the design trajectory and cost estimates.
